Facilities Engineer Professional - Dallas, TX

Job Assignments/Deliverables

•    DAILY
-    Computer Room – HVAC, UPS, Drain in back room
-    Walk Through AM & PM – Full interior/exterior; grounds inspection, interior/exterior  lights, landscaping lights, ceiling panels (adjusting, leaks), all restrooms, both breakrooms, doors closing and opening properly at all entrances, hot/cold spots (including offices, meeting rooms), picking up items, etc., etc.,
-    Morning walk through should be completed by 8:30 AM if at all possible. 
-    Building Management System – Checking temperatures in all areas; resetting all areas as needed; proactive on meeting room temperatures; managing temperature settings especially on days of outside temperature changes; managing system throughout the workday.
-    Facility assignments/operations.
-    Communicate with facility manager daily on building maintenance/repair.  Approval for vendors coming to do work should be discussed with facility manager before vendors are called for scheduling.
-    Communicate by email with SWRO security with name of vendor, date and time when vendors are expected on property.

•    WEEKLY
-    Generator – tickets; doors secured on unit
-    Interior electrical rooms/Telecommunication rooms – Remove all items that block access to panels or hinder easy access.  Sweep floors
-    Main Electrical rooms/Riser rooms – Remove all items that block access to panels or valves or hinder easy access.  Sweep floors.
-    Manage, organize, and clean Engineer Work Room
-    Manage interior/exterior pest control
-    Manage/Adjust hot water settings and soap dispenser settings
-    Use proper chemicals at least once a week in restrooms and toilets.  May only need to do bi-weekly.
-    Manage, organize, and clean storage room 1028 – Shelves where office supplies are stored must be accessible.  Office supplies in this area will be assigned to other facility staff.  Items that are not used for 6mths or more should be moved to offsite storage.  Communicate with facility manager before discarding any items.
-    Carpet Stains
-    Inventories – Chemicals, Lights/Ballasts, water filters, etc., etc.    Always have one month supply if possible.

•    MONTHLY
-    Generator – Fluid levels; Battery connections
-    Pest control (Terminex)
-    Change water filters
-    Inspect water heaters – Restrooms, both breakrooms
-    Manager, organize and clean all three offsite storage units – Communicate with facility manager before discarding any items.
-    Inspect all HVAC rooftop units, exhaust fans and rooftop – Doors on all units, pest control, damaged curbs, fan noise, clean out drain areas, etc., etc.  Inspection should especially be made after days of high winds or storms.
-    Inspect Fire and Alarm systems.  Phone line connection should be checked as well.
-    Chemicals for large drains - breakroom, floor drains in all restrooms, floor drain in computer room, ice machines, and sinks.
-    MCF tickets
-    Update tool inventory log.
-    Update all key logs.

•    Grease Trap and Jetting lines
•    Annual inspections
